Schedule of

Quantities (SoQ’s)

In-depth & detailed breakdowns of the proposed construction costs which can be used for accurate and reliable quoting or tendering.

Useful for Homeowners, Architects, Builders, Sub-Contractors, and Developers.

Detail & Accuracy that Maintains Client Satisfaction while Maximising Profit

Schedule of Quantities (SoQs) are a comprehensive measure of a project, breaking down each part of a construction project. They clearly identify the material, labour & subcontractor costs for each building component.

Construction projects have many moving parts and builders and contractors are often busy managing their current work and crews during the day. This can make it hard to find time to price or tender future jobs, leading to late-night efforts or rushed decisions.

Taking the time to prepare accurate quotes is crucial. If you rush through this process or leave it for later, you run the risk of missing important details or mis-quoting which can lead to lost profits in the future. It can also cost you jobs to competitors, especially in a competitive market.

SoQ’s also offer significant benefits to clients and developers by providing an accurate measure of the project scope. This allows for “apples for apples” comparisons during the tender process, ensuring that all submissions are evaluated on the same basis and that nothing is overlooked. By having a comprehensive schedule, clients can have confidence that every aspect of the work is included in the tender, minimising the risk of costly omissions. Additionally, it streamlines the quoting process for builders, reducing frustration over repetitive bids and allowing them to focus their resources effectively.

Ultimately, investing in a Quantity Surveyor to prepare a Schedule of Quantities can save money in the long run by proving an accurate, detailed measure of a project and ensuring a smoother, more efficient procurement process.

Real-life Example

Some clients of Ninety3 recently engaged a builder to complete some house renovations. The builder quoted $50,000 for the work which the clients accepted and they ensured they had the funds available to pay for this work.

Although the clients had not instructed any changes throughout the renovations, the builder required an extra $10,000 at the completion of the job to cover “extras” that he had completed by had been missed off his quote.

Frustrated to learn of the additional cost, the clients still decided to pay the additional $10,000 as the builder did complete the work and they were very satisfied with his workmanship. They did however feel like the job left “a sour taste” in their mouths on what was an otherwise well executed, quality renovation.

HOW WOULD A SCHEDULE OF QUANTITIES HAVE HELPED?

Engaging a Quantity Surveyor (QS) to complete a Schedule of Quantities (SoQ) would have provided both the client and the builder with a comprehensive and accurate measure of the anticipated renovation costs. This detailed ensures that all components of the build are accounted for, giving the client confidence that the original quoted price included everything needed for the project & providing the builder and accurate document to price his quote against.
The accuracy within an SoQ reduces the likelihood of any unexpected costs arising later. It allows both parties to move forward with assurance, knowing that any additional works would only incur extra charges if they were specifically requested and mutually agreed upon, creating a transparent and trustworthy working relationship.
